PROTECT YOURSELF!

Imagine that you finally got an offer on your house. Now imagine that the buyer wants to be sure there is nothing fundamentally wrong with the house and property that would cost them even more money than they are already paying. The buyer hires a home inspection. Imagine that the inspection reveals a problem with the roof. The buyer then starts to think and guesses that the roof will cost several thousand dollars to repair. So now the buyer has two choices to make. 1. Back out of the contract. 2. Re-negotiate the price already offere to include a new roof plus a bit extra just in case more is found wrong.

The story above is not too far from what could happen if you didn't get an inspection in the first place and knowing the issues sooner. Fixing problems for what they actually cost rather than a buyers over-exaggerated "guess" will save thousands of dollars.

By having your house inspected and having a sign out front that says so will potentially ensure quicker sales and keep more of the price you are asking in your pocket. Buyers will see the inspection and find that even if problems were found, most have been fixed by you prior to buyers coming through. Hiding problems from buyers is not a good idea either financially or legally, so why not just get the house inspected and take care of any issues. That way your buyers will be more likely to feel safe and secure that what they are buying is a sound investment.

HOW DO I GET READY FOR AN INSPECTION?

  1. Clean the house and get rid of clutter - a clean home says you take care of it and the buyer will be attending the inspection as well.
  2. Be on time - be there before the appointment so that when everyone arrives, you are ready and able to answer questions that arise.
  3. Don't turn off power etc. - if you don't live in the house, leave the utilities connected so that everything can be tested properly.
  4. Make room - clear cluttered areas around furnaces and other systems so that they can be easily accessed and inspected.
  5. Make sure pilot lights are on - inspectors should not need to light anything for liability reasons, so please make it easy to inspect.
  6. Provide access to the garage, attic and storage areas.
  7. Make sure any overgrown areas are cleared to make easy access to inspection areas.
  8. Provide documentation - if you have any paperwork that shows repairs or maintenance, have them ready for proof.
  9. Provide 3 to 4 hours of time of availability.
